The Smart Growth initiative traces its roots to Germantown Vision 2020, a citizen-driven strategic plan designed to steer the City into the 21st century. Germantown Vision 2020, which was approved by the Board of Mayor and Aldermen by resolution on October 24, 2005, identified the “Redevelopment of the heart of Germantown” as one of its principal goals. In that end, the City has embarked on adopting the Smart Growth Plan, the SmartCode, and the Smart Growth Rezoning Maps (Existing & Proposed) to guide development in the center city.
The Smart Growth Plan, the general land use plan for the heart of the city, was approved by resolution by the Board of Mayor and Aldermen on April 9, 2007. The next step shall be the adoption of a special code of ordinances, or SmartCode, which will replace the existing Zoning Code for the area included in the Smart Growth Plan. The SmartCode will govern such items as building setbacks and heights, parking requirements, and allowable uses.
